ADMINISTRATION

• Prepare, convene and participate in the Annual General Assembly of Co-Owners and prepare the minutes in French and English

• Maintain registers for contingency funds, maintenance log, building by-laws, co-owners’ list and building services

• Propose amendments aimed at ensuring that the building regulations reflect the Syndicate’s vision

• Enforce condominium regulations, and send out written notices as required

• Receive requests from co-owners and, in consultation with the Board of Directors, prioritize them in order of urgent issues

FINANCE

• Implement annual budget approved by the Board of Directors

• Prepare financial statements as of the end of the current fiscal year and last bank reconciliation

• Breakdown of expenditure following co-ownership shares established by the condominium declaration

• Regular communication with Board of Directors regarding syndicate’s financial health

• Access to premium software tailored for condominium needs and user support for all co-owners

BUSINESS MANAGEMENT

• Negotiate and sign contracts, in the name of the Syndicate

• Charges relating to the common expenditures include: cleaning, elevator, snow removal, landscaping, and more. We solicit bids and present them to the Board of Directors who then choose the contract that is right for the syndicate

• Hire and coordinate work of professionals needed for maintenance of the building

• Inspect the building and common areas on a monthly basis (frequency based on syndicate’s needs)

RENTAL

• Evaluation of the rental property and recommendations

• Arrangement of visits for potential tenants

• Surveying previous landlords and other references

• Criminal records and credit score verification

• Checking employment and other income sources

• Signing leasing agreement and the support documents and arranging the first rent payment
